A leak report points to a symptom, not a completed scope. Water may travel beneath a membrane before appearing inside, while a failed flashing can admit rain at one junction. Our inspection follows the path from the interior report to the roof detail, checks nearby drains and records conditions that change the repair limit. When the roof remains stable outside a localized defect, repair work may preserve sound material. Broad deterioration, wet insulation or attachment failure can make replacement the more useful comparison. We show where the finding changes the decision instead of pricing a roof-wide tear-off from one ceiling stain.
